University of Manchester to develop £1.5bn Innovation District

The University of Manchester have announced plans for its campus expansion in the Piccadilly area of Manchester city centre, as they prepare to find an investor and development partner for their new £1.5bn Innovation District.

The expansion project, known as ID Manchester, will be a world-leading community for innovation and enterprise, harking back to the cities prestigious history of scientific discovery and allowing the University of Manchester to continue to be a world-leader in research and education. The development of this new campus will aim to create over 6,000 new jobs, along with roughly 3.5 million sq ft of mixed use space, including 3 acres of high quality public realm.

Sir Richard Leese, Leader of Manchester City Council, said:

“The potential of ID Manchester is huge. There are tremendous opportunities to regenerate this distinctive part of the city and we welcome the University’s growth, investment and job-creation ambitions for the development.”

ID Manchester will join a number of other world-class regeneration projects in this area of Manchester, including the Manchester Central Retail Park transformation and the £1.1bn Mayfield regeneration project.

The Manchester City Council owned Central Retail Park has now had planning brought forward for 500,000 square foot of office space in close proximity to Manchester Piccadilly, Ancoats and the Northern Quarter. Originally used as a retail space, the plot was bought in 2017 and earmarked as the site of a new high-density residential scheme.

Closer to Piccadilly Station, the Mayfield regeneration project is a £1.1bn redevelopment of the Mayfield area, featuring new commercial and retail space, hotel accommodation and over 1,350 homes for residents in the area. The centrepiece of the development, situated on the banks of the River Medlock, will be a 6.5-acre communal park. This will be the city’s first new green space in over a century and promises to become a hub for its residents and a key Manchester destination.
