ARRANGE MORTGATE PRE-APPROVAL

APPROX 6 MONTHS BEFORE PROPERTY COMPLETION

Instruct tour mortgage consultant to apply for a Decision in Principle. Take care to ensure every question is answered correctly to avoid any delays further down the line.

DECISION IN PRINCIPAL GRANTED

APPROX 6 MONTHS BEFORE PROPERTY COMPLETION

This can be granted within 48 hours of submitting a completed Fact Find with your mortgage consultant.

PREPARE FULL MORTGAGE APPLICATION

APPROX 6 MONTHS BEFORE PROPERTY COMPLETION

Required documents vary by lender, guidance of typical required documents are:

  • Property details e.g. size, location
  • Proof of Identity
  • Proof of current income
  • Proof of deposit and declaration of existing liabilities
  • More specific documents required (dependent on lender and status of application)

Once your mortgage has been approved (where applicable) your lender will issue a copy of the formal offer to your solicitor. On receipt, your solicitor will issue the mortgage deed to you for signature and request funds from your lender.

At this time your will then be required to transfer any remaining completion funds and stamp duty (where applicable) for which your solicitor with then take responsibility, distributing the funds among the various closing parties. Post-completion, your solicitor will register the property with the Land Registry and confirm once finalised.

On the day of completion, you will need to instruct your chosen Property Management Team to collect the keys on your behalf before the developer will be able to release them.
